Lahey Close, Multi Storey Self Storage Facility, Sherwood QLD

Teleo Design was engaged to confirm the structural adequacy of the PT Blink system to be used for the construction of the Lahey Close, Sherwood development in QLD, comprising a ground floor, three levels above, and roof. The building was proposed as a self-storage facility with drive-in access to individual storage units. Under the NCC, the development is classified as a Class 7b building.
The building structure was conceived using modular flat-pack steel components, manufactured offsite and delivered in transportable modules for systematic assembly.
The PT Blink system was deliberately selected to maximise construction efficiency, reduce onsite labour intensity, and streamline sequencing across all levels. In addition, the efficiency of the composite structural system was particularly suited to the high live load demands typical of self-storage facilities. By rationalising the structural layout and leveraging composite action, the design reduced the number of internal columns required, thereby increasing usable floor area and operational flexibility.
This approach aligned structural performance requirements with practical constructability objectives, supporting a coordinated, repeatable, and highly efficient modular framework for the development.
